How do I purchase a condo from a DEVSexpo exhibitor?
You have choices. Why so? You have the money, it’s the golden rule. If you have an agent you work with in the area you should feel free to speak with that agent. Or you may contact the "Developers Agent", who represents the developer in marketing the building. Or contact Osmar for more info regarding new construction buildings in Florida USA. In all cases, before you make a purchase decision you will need to read the prospectus for the building, be smart and ask your agent about it.
What are the payment terms?
Each developer and each building may have its own unique method and timing for payments. And amounts. Most require a "First Deposit" upon signing. You will find this information on the building's page in the “Building Sheet” section along with photos, the available amenities, an introduction to the building and area and other relevant details. Don’t forget to ask for the prospectus.
What is "Fair Housing"?
In many jurisdictions it’s against the law, based on race, sex, disability, national origin, religion, color or familial status to:
  • Refuse to rent or sell housing
  • Falsely deny that housing is available for inspection, rental or sale
  • Refuse to make a mortgage loan
  • Impose different conditions or terms on a loan
  • Threaten, coerce or intimidate any individual exercising a fair housing right
  • Refuse reasonable changes to your dwelling to accommodate a disability
I'm in another country, can I purchase online?
That is a very interesting question. You can’t simply put in you credit card however you can get yourself familiarized, discuss the buildings you like with a local agent and make arrangements to receive the prospectus. Select and agent you trust to help you. And consult an attorney before you sign anything. And here’s something really important for you to be aware of: Nothing on DEVSexpo constitutes and offering, everything on the site and in the downloadable brochures is for your casual learning and convenience, think of it as window shopping. Then, if you are having the urge to purchase something nice for yourself or as a gift for a loved one, ask a local agent to help you – for example ask Osmar.
Can I save money by going directly to the developer?
Developer agents represent the developer. You may find that contacting the developers agent directly does or does not help you discover the best price. Many purchasers of new development condos find it more advantageous to ask your own agent handle price negotiation - someone who represents you. BTW, pricing is interesting because it may also depend upon how early in the construction / pre-construction process you purchase, how many units you purchase and other factors your agent can discuss with you.
How is it possible to decide upon a new construction condo when I can't see it first?
Part of the reason new construction condos are sometimes a good deal is just that, meaning you're taking a risk the developer will deliver what's promised. This is why a developer's reputation is so important. Many developers do build "showrooms" nearby the planned building, they build-out kitchens and bathrooms as a demo for prospective buyers to see and touch the finishes. On DEVSexpo developers create virtual showrooms, and while you can't touch the countertops and walk on marble flooring you do have the data and ability to get in contact with an agent if you already don't have one or are not in the area.
